Step 1- Get to Know Our Catalogue

Send us an email with the house from our catalogue that suits your interest and request our information pack.
We will send you the plans, with more detailed price and process information documents.
Study these documents; familiarize yourself with costs and what we do.

Step 2 - Visit Our Showhouse in Galway

Get a feel for the quality and atmosphere of our houses. Attend the presentation to learn how they are built, how they work, performance and more.
During the presentation we take any questions that you have followed by a Q&A session afterwards.

Step 3 - Draft a Design

Most people prefer to start the drawing process by sharing a house from the catalogue with our architect Peter. From there you can modify existing designs, sketch something new or simply make a list of items that are important in your home.
Let us help you find the house shape and lay-out that suits your needs best, advise on budget, and design for planning. Once drawn you can receive an exact price down to the last cent.

Step 4- Apply for Planning Permission

Apply for planning permission with a local engineer or architect using the drawings from Peter. We cannot help with planning as it not possible to offer this nationwide, but we will help you find a design that will pass.
It makes sense to contact the local engineer before drawing with Peter, to get advice on a design and style reasonable for approval.

Step 5 - Arrange Mortgage and Funding

Almost all banks offer mortgages for timber frame construction and we have contacts in most banks that are there to help.

Step 6 - Sign Contract and Join Schedule

Sit down with us at Scandinavian Homes office to finalize details. We go through the final price and walk through your entire contract.
Join our production schedule by paying a 1% deposit (50% refundable). You now have a date on which your house will be erected and ready for finishing.
Our lead time can vary; the date you received is not totally concrete and is often somewhat shortened.

Step 7 - Prepare Site

Prepare your site with a local contractor according to our instructions after which we will come to site and build our passive raft foundation.

Step 8 - Scaffolding and House Erection

Erect scaffolding and receive your house. After scaffolding is in place we will arrive with our team and erect the house with a crane. The main structure of the house is assembled by our highly specialized team within the first day. The following days are used to finish corners, roof, details like gable windows and so on. The team is usually finished and move out by Friday. This means you will have a fully sealed house with windows, doors, cladding and roof felt installed in the space of four days.

Step 9 - House Completion

Complete your house with local contractors. This is mostly inside work where the main trades needed are carpenter, electrician and plumber.
There are other smaller tasks and contracts that need to be organized. See more in our emailed information. We are available to support during this finishing phase.

Mortages & Insurance

Almost all mortgage providers are happy to deal with our customers. We have had great experiences with EBS, Bank of Ireland and AIB and have contacts there who we recommend to our buyers. We also have insurance agents who we recommend to our customers.
